Following the HST rebate program, demand increased for low-rise new homes in the GTA, signaling stronger buyer interest in that segment recently.
Builders responded to the demand uptick with a steady flow of new low-rise product, keeping the sector balanced and helping limit upward pricing pressure.
The condominium sector continued to struggle to fully participate, as rules around construction start and completion dates limited how much this segment benefited.
Gross pricing was not adjusted for any rebate, but qualifying purchasers could realize additional savings, improving affordability and supporting new homeownership in the GTA.
Industry leaders said measures like this can strengthen the region's economic outlook, protect jobs, and they want governments to help the condo sector participate.

Toronto Condo Closings Reveal Deeper Debt
Toronto’s condo correction has created appraisal gaps, leaving many preconstruction buyers scrambling for cash when lender values fall short of original purchase prices.
An expert said brokers should review the whole household balance sheet, because on-time mortgage payments can still mask rising cards, credit lines, and rental losses.
Key question: what is unsecured borrowing funding? Paying down cards may help, but unresolved household deficits or rental shortfalls can quickly rebuild balances.
One example showed a $350K interest-only second mortgage near ~10%, with ~$44.5K in upfront charges and first-year costs near ~26% of net cash.
For Toronto brokers, the goal is a plan the household can carry; closing one condo is not the same as solving the client’s problem. -
Home affordability finds its footing, but rising rates could change that
We’re seeing a notable shift in home affordability across Canada, especially here in Toronto and other major markets like Vancouver and Montréal. With average five-year fixed mortgage rates moving up to 4.55% in August, you might expect a bigger impact on monthly payments. However, the real story is that declining home prices have actually improved affordability, even as rates edge higher. For those navigating the Greater Toronto Area—whether buying, selling, or investing—it's vital to stay attuned to both price trends and interest rates. Having guided hundreds of clients through these changing conditions and earned recognition for my commitment to client service, I make it a priority to keep you informed and prepared for every market turn.

Toronto Ranks 20th Worldwide
Toronto continues to hold its ground on the world stage, ranking 20th among 1,000 global cities in a 2026 index. Our city’s strong economic fundamentals and thriving human capital keep it firmly within the top 25, a testament to what makes the GTA such an attractive place to invest, live, and grow. However, the same report highlights a significant challenge: housing affordability. Toronto’s median multiple sits at around 7.5 in the 2026 housing study, which places us among the least affordable major markets. In fact, Toronto residents now dedicate a higher portion of their incomes to housing than almost any other major city worldwide. The ongoing shortage in housing supply, along with a slowdown in new housing starts projected through 2026, continues to widen this affordability gap. Having navigated hundreds of real estate transactions across Toronto and beyond, I’ve seen firsthand how these trends impact buyers and investors. Understanding the nuances of our city’s market is key to making informed decisions in such a dynamic landscape.
