Toronto’s real estate market is always a topic of conversation, and the latest numbers from Mid-Q3 reflect just how nuanced the landscape can be. Home prices in Toronto edged down by a modest 0.1% month-over-month, signaling more of a pause than a significant shift. Meanwhile, resales were down 2.1% compared to this time last year, so activity is still softer than what we saw previously, even though price changes have been minimal. What stands out to me is that prices have essentially held steady while sales remain subdued, suggesting a gradual market adjustment rather than any sharp movement. This current cooling phase lines up with the broader outlook for the rest of 2026 and into 2027, where we expect stabilization—but always with an eye on the region’s unique recovery pattern. Having successfully guided clients through hundreds of transactions across Toronto and beyond, I know that understanding these subtle shifts is key to making confident decisions, whether buying, selling, or investing.

As we look ahead to 2027, Toronto’s real estate market stands at an interesting crossroads. After an extended period of market correction, we’re now seeing a surge in listings that’s giving buyers more negotiating power than they’ve had in years. According to TD, Ontario’s housing conditions are expected to strengthen as 2027 unfolds, building back from a quieter 2026. Lower borrowing costs could play a key role in bringing more buyers and sellers back to the table, though the availability of condo inventory remains a factor to watch closely. Rather than a quick return to the dizzying price climbs of the pandemic era, forecasts point to a period of price stability before a more robust recovery sets in. Having guided hundreds of clients through Toronto’s dynamic markets across the GTA and beyond, I believe being informed and adaptable is more important now than ever. Let’s see what 2027 has in store for those ready to move with the market.

Micro-condos in the GTA are facing real headwinds right now. By mid-Q3 2026, the average home selling price across the GTA sat at $993,000—about 3% lower than last year. Condos overall averaged $618,000, also down, but it’s the micro units (under 500 sq ft) that have taken the sharpest hit in value. These smaller spaces are proving tough to sell, as buyers are gravitating toward larger options that now fit their budgets. In early Q3, condos sold below list price in nearly every GTA neighbourhood with at least five sales—about 98%—giving buyers a level of negotiation power we rarely see. Even single-family homes saw underbidding in around 92% of areas, but condos have become especially sensitive with investor interest cooling and more investor-friendly units lingering on the market. Having helped clients navigate hundreds of successful transactions across Toronto and beyond, I’m always focused on keeping you informed so you can make the best move for your real estate goals in this evolving landscape.

Lately, we’re seeing a number of Toronto homeowners facing a tough reality: some resales are closing at prices below their original purchase amounts. Many who bought during the peak are realizing that today’s comparable sales just aren’t matching up. Before making any decisions, it’s wise to pause and truly consider whether selling right now is necessary for your situation. It’s important to remember that selling below your original price doesn’t always signal mortgage issues—if you’ve built up enough equity, you may still have options to move forward. I’ve noticed some freehold owners weighing the pros and cons and choosing instead to renovate or simply hold onto their property longer, particularly when factoring in a potential loss and that second land transfer tax. From my experience working across Toronto and beyond, buyers focus on current value, not what you paid years ago—so realistic pricing and a bit of empathy go a long way. If you’re thinking about your next move, I’m here to provide the insight and guidance you need to navigate these market shifts with confidence.

Toronto home prices have edged just under the $1M mark, with the average sale price now around $993K—about 3% lower than this time last year. This shift has helped make homeownership a bit more accessible for many buyers. However, inventory is tightening: new listings have dropped by approximately 14% to 12,100, meaning there are fewer homes on the market and less variety for buyers to choose from. In the same period, just over 5,000 sales were reported—a slight 2% decrease year-over-year—so reduced selection is already making competition a little fiercer and could help stabilize prices.

From my experience working across Toronto and the surrounding regions, I’ve noticed how flat mortgage rates and some positive economic news have been encouraging for buyers, but uncertainty around trade, inflation, and borrowing costs is still making some households cautious. If inventory continues to shrink and prices begin to rise again, we may see buyers moving more quickly to secure properties, while sellers might be motivated to list, improving choice for everyone. Navigating these changing conditions is all about timely decisions—which is where experience and local knowledge truly make a difference.
